SOUTH LAKE TAHOE, Calif. – The first phase of Sugar Pine Village in South Lake Tahoe is now complete, with the first residents moving in this week. There are 68 units in three buildings in this first group, two of them on Tata Lane, and the other fronting Lake Tahoe Blvd. When all is done there will have been four phases and 248 affordable housing units completed.

The affordable multifamily housing project is located on state-owned surplus land at 1888 Lake Tahoe Blvd. and 1029 Tata Lane in the Y area.

There are 12 studios, 12 one-bedrooms, 23 two-bedrooms, and 20 three-bedrooms in this first phase. Each unit will be rented based on income levels – those living in them can only earn between 30 and 60 percent of the area median income. As of Wednesday, all of the 30 percent studios and one-bedrooms have been rented, and the rest of the units will be rented to those earning 50-60 percent of the Area Median Income (AMI.) The current AMI for El Dorado County is one person in household – $79750, two people in household – $91100, three people in household – $102500, four people in household – $113900, five people in household – $123000, and six people in household – $132100.

There was a high demand from senior citizens on social security for the 30 percent units. Stacey, the on-site manager with the leasing company John Stewart, said during her previous job in San Francisco, she could have rented ten buildings to seniors in the 30 percent of AMI income bracket due to high demand.

A leasing office will be opening soon in the old Sierra-at-Tahoe store at The Crossing at Tahoe Valley, also at the Y. Until then, staff is finalizing the rest of the applications they received, and working with potential renters on the required paperwork over the phone and via email. They are now in the process of letting people know if they did not get in during Phase 1. Those not being selected will be placed on a waiting list for the next phase in Fall 2025.

Residents are moving in this week, and by Friday, 10-13 should be moved in. Though all units are ready, many are delayed moving in as they had to give previous landlords a notice before moving, and final paperwork is being gathered from the rest. All applicants will be notified if qualified for Phase 1 and can move in or wait until the next phase.

All units are energy efficient, running on 100 percent electricity, and have air conditioning and heat. There will be one playground per phase, on-site laundry and each floor, bike storage rooms on each floor, as well as bike racks outside. Once the next phase is completed there will also be on-site maintenance along with the live-in managers.
