Edgewood Companies plans summer opening of Bonanza Park

The tired old C&M Lodge, located at 1209 Bonanza Avenue, was completely removed this last summer with more than 50 percent of building materials recycled in the sustainable deconstruction effort by Edgewood Companies. Edgewood acquired the C&M Lodge in order to reuse the associated Transient Occupancy Units (TAUs) on its new Lodge Project at the Edgewood Tahoe Golf Course, according to a news release.
As part of the agreement to authorize the transfer of their development rights from the C&M to the new Lodge project site, Edgewood is planning to build a 1-acre neighborhood park at the old site before donating the land and improvements back to the City, the release stated.
Edgewood is moving forward with construction contract negotiations so it can begin building the neighborhood Bonanza Park this coming spring season. “Originally, there was optimism that park construction could commence this fall but the permitting, bidding, and contracting process has taken longer than hoped for,” said Brandon Hill, project manager, Edgewood Companies. "We look forward to completing the Bonanza neighborhood Park for our community as soon as possible.”

Edgewood offered to donate the park to the local community in association with the City’s authorization to allow a transfer of the TAUs from the Bonanza site to the Edgewood Tahoe Lodge Project. The Lodge Project is considered an environmental redevelopment project which will provide substantial gains for several environmental thresholds targeted by the Tahoe Regional Planning Agency. The Bonanza site TAUs were not producing any benefit for the community and are now planned for productive use and redevelopment at Edgewood Golf Course with significant environmental, economic and community benefits. "Weather permitting, the plan is to have the park built in spring season to be ready for use in early summer 2012. We are excited about the opportunity to deliver on our commitments to the community," Hill also stated in the news release.

With substantial input on the park's components from a variety of stakeholders, including many of the neighbors who live near the park location, the majority of involved stakeholders selected the following amenities which Edgewood Companies plans to deliver:

· large turf area

· perimeter walking path

· children’s’ play area and equipment

· 1/2 court basketball

· horse shoe toss

· picnic pods

· native demonstration plantings

· programmable LED lighting

· low flow irrigation

· permanent BMPs to handle storm flows

The Edgewood Tahoe Lodge will be a unique world-class destination that delivers significant economic and water quality benefits to Lake Tahoe on the current Edgewood Golf Course site. The Lodge will attract new visitors who stay longer and drive less. The state-of-the-art, LEED designed Lodge project will include unprecedented water quality improvements for the Edgewood Creek watershed. Currently the project is under review by TRPA and the draft EIS will be available for public review by this coming February or March.
