Open house for proposed achievable housing project in South Lake Tahoe

SOUTH LAKE TAHOE, Calif. - A second community meeting for the proposed Alpine Estates in South Lake Tahoe is planned for Thursday, June 6, 2024, at 5:30 p.m. in the South Lake Tahoe City Council Chambers.

Alpine Estates is planned for the area at the Y between The Crossing at Tahoe Valley and Tahoe Valley Pharmacy. One year ago the project was 70 units of achievable housing, with rent capped at 125 percent of the area median income.

Now the project is undergoing a design change to comply with the new TRPA code for achievable housing. They now anticipate 92 units of one-, two-, and three-bedroom units with individual garages.

The units planned for the deed-restricted achievable housing project will be rented to "middle-class residents" who work in the Tahoe Basin. At a minimum, one person per household must work 30 hours per week at a local-based company. "Workers for national and International companies are excluded," according to the FAQs on the project website. Children must attend local schools and retirees must have lived in the Tahoe basin for at least seven years. The units cannot be used as second homes as they must be a primary residence.

The developer, Patrick Taylor and Alpine Corporation was once being considered to build affordable housing at the corner of Ski Run Blvd. and Pioneer Trail, and 420 units in the area of the old Kingsbury Middle School under the name Lake Parkway LLC, both projects that did not come to fruition.
