New South Lake Tahoe housing project planned address community needs with environmental contributions

SOUTH LAKE TAHOE, Calif. - A proposed new "achievable" workforce housing project called Alpine Estates is being planned for South Lake Tahoe adjacent to The Crossing at Tahoe Valley. The developer is Alpine Corp. and the planner is Exline & Company.

There will be a public meeting to unveil the project on June 28, 2023, at 5:30 p.m. held in the City of South Lake Tahoe Council Chamber.

The proposed housing project would be located at 2070 Lake Tahoe Blvd. near the new Tahoe Valley Greenbelt and Stormwater Improvement Project.

The development team said they are committed to addressing the housing needs of the community while also evaluating the project's impact on the environment and benefits to the local economy.

The multi-family housing project will provide about 70 deed-restriction housing options for local families, while also prioritizing sustainability, community development, and collaboration with local stakeholders.

Planners say one of the main benefits of the project is the creation of attainable housing options for residents of South Lake Tahoe. With housing costs on the rise, the project will provide much-needed relief for residents looking for more attainable options. In addition to providing affordable housing options, the project would prioritize sustainability by incorporating energy-efficient appliances, sustainable building materials, and nearby access to public transportation with the additional goal of installing solar panels. This will help to reduce the project's environmental impact and promote a more sustainable space in the community.

The units planned are 1, 2, and 3-bedroom units with individual garages. To qualify for renting, one could earn up to 125 percent of the area median income (AMI). These units are being looked to fill the gap for those in the middle class with a project down the street under construction for lower-income residents, Sugar Pine Village. The current AMI for the area is $130,900 per year for a family of four, and $79,750 for a single person. At Sugar Pine, a renter can only earn between 30-60 percent of the AMI.

The project's developers have also emphasized the importance of collaboration in the planning process. By working with local stakeholders, the project will prioritize the needs of existing nearby businesses and
optimize the space to its full extent. This will help ensure that the project is inclusive and accessible to all.

Construction of the multi-unit, multi-family housing project is expected to begin in the coming months, with the project expected to be completed in the next two years.

Besides the June 28 meeting, there will be an additional meeting later this year.
