New mixed-use project Latitude 39 planned for old bank building at Lake Tahoe

STATELINE, Nev. - Latitude 39, a luxury 40-unit condominium project with retail and a restaurant, is planned for the 1.81-acre property located at the corner of US50 and Lake Parkway at Stateline, Nev. It will be across the street from the new Tahoe Blue Events Center which will be completed in 2023.

The Tahoe Regional Planning Agency (TRPA) Governing Board approved the conditional permit during their regular meeting last week. The TRPA permit authorizes the construction of a new mixed-use seven-story structure with new three- and four-bedroom residential units, rooftop access, two parking levels, entry-level amenities, and a 3,688-square-foot public commercial restaurant and bar space. It was determined the project did not have a significant effect on the environment.

The South Shore Area Plan requires the TRPA Governing Board to review the project because it involves greater than 50,000 square feet of new building floor area. The TPRA permit states the units of Latitude 39 are proposed and reviewed as residential units of use. If it is found that the units are being treated as something other than residential units, it will be considered a violation of the permit.

No building permits have been submitted to Douglas County and a final design review will still need to go before TRPA.

The new 95-foot structure will replace the old Wells Fargo/First Interstate Bank building and parking lot. The building footprint will be 41,523 square
feet and the total floor area is approximately 230,145 square feet.

The outside plans show natural stone, aluminum siding panels, some of it wood grain, and aluminum, as well as a rooftop deck. On the roof, Latitude 39 will feature pickleball courts, a lap pool and an adult pool, spas, and fire pits. Inside will be a theater and kids' zones, a gym, meeting rooms and 119 parking spaces will be included on the bottom two floors.

PCS Stateline LLC is the name of the company that is paying taxes on the site and the company that submitted the request for a permit to TRPA. The Secretary of State shows PCS Stateline LLC has the same address as PCS Energy in Culver City, Calif.
