Lake Tahoe real estate market news

Looking at the economic news is enough to give you pause with rising interest rates, stock market volatility and real estate experiencing declining sales numbers and the reduction of appreciation. Our market (Lake Tahoe) will see a small negative impact from interest rates as they affect affordability but the last item, equity growth, will impact our market the greatest. The public is staying in their homes for a longer period historically and supported through the increase in remodeling, appliance and flooring sales.

Community gives families displaced from South Lake Tahoe apartments some holiday cheer but still in need of permanent housing

SOUTH LAKE TAHOE, Calif. - On December 12 six South Lake Tahoe families learned the apartment building they called home was no longer habitable and they had to vacate by December 17.

As the deadline loomed panic set in for the residents of 3546 Spruce Avenue, they tried to find new housing in a city where available rentals are almost non-existent, especially for those of a lower income level without financial means to pay higher rent and deposits.

Letter: Is Measure T Really Too Extreme?

I am surprised that some people call Measure T “too extreme,” when the measure a) still allows fulltime residents to rent out their houses for 30 days per year, b) promotes the development and expansion of VHRs in areas properly zoned as commercial or part of the Tourist Core.

Do you know what is really “too extreme”?

Remembering Bill Morgan

We at the Tahoe Regional Planning Agency are mourning the passing of Bill Morgan. In the pantheon of people who have contributed mightily to the agency’s success, Bill is in the top tier. He was executive director from April 1, 1985 to September 30, 1989, one of the most tumultuous times for TRPA. There is a high likelihood that there would be no TRPA if Bill had not been at the helm and found ways to bring disparate parties together.

Sass Talk: Measure C, VHRs, Champions Plaza and more!

Its election time and the only local issue is Measure C; an increase of one-half percent in local sales tax (excludes groceries and prescriptions) for a term of 15 years to fund road rehabilitation. I voted YES to the measure because there is no long term funding solution within the current budget or the foreseeable future. And, our roads are in terrible shape.

Sass Talk: VHRs, Martin Hollay and Yes on C

On Tuesday, a majority of city council agreed on a revised VHR (Vacation Home Rental) ordinance. In two weeks we will vote on the first reading of the ordinance and if a majority supports it, on November 7th would be the final vote to adopt the revised regulations and rules. City adding new VHR enforcement teams; More public meetings in near future

For a 90-day trial period, the City of South Lake Tahoe will hire an outside security firm to assist with enforcement of the Vacation Home Rental (VHR) ordinance.

Many complaints have been voiced at City Council meetings about the lack of enforcement and the fact that part of the justification of the increase in fees for the vacation home permits was to go to staffing that department.

First VHR in South Lake Tahoe denied a permit under new regulations

A home being built on Overlook Court near Heavenly Mountain Resort is the first one to be denied a Vacation Home Rental permit under the Planning Commission's interpretation of the new VHR guidelines created by the City of South Lake Tahoe.

Dr. Kelly Shanahan retiring after 22 years in South Lake Tahoe

"It was a sign that I need to retire," said Dr. Kelly Shanahan.

Shanahan sat down with me recently, to reflect on her 22 years in South Lake Tahoe, and the almost 10,000 babies she's delivered in her career.

The sign?

Without putting her office up for sale she received a phone call from a local realtor, asking if she'd like to sell the building that houses her Emerald Bay Center for Women's Health.

The potential buyer came to look at the property, and shortly after, a vacationing doctor called to see if she'd like to sell her practice.

Where to buy a Lake Tahoe home...Nevada or California?

Just a few years ago home buyers were choosing the Nevada side over the California side when looking for a Lake Tahoe home to purchase. Taxes were lower and schools were better so Nevada was more attractive. But is that still the feeling? There's good news, and bad news, depending on which neighborhood/state you're set on owning a home in.
