South Lake Tahoe Homes Sold Last Week

Twenty homes closed escrow in South Lake Tahoe during the week of September 4-11, 2012. Homes are continuing to sell at a very rapid pace! The selling prices ranged from $131,500 for a 3 bedroom home in Sierra Tract to $1,700,000 for a beachfront property in Camp Richardson.

You probably noticed that a few of the Lake Tahoe homes sold this week (actually closed escrows) went for above their asking price, one of them for 7 percent above the listing price! Out of the homes sold there were 2 foreclosures and 2 short sales. The other 16 homes sold in South Lake Tahoe were traditional sales. I've told buyers that they need to look at these traditional sales as there have been some good deals and there just aren't many short sales and foreclosed homes for sale.

These numbers will paint a clear picture:
As I've been discussing recently, home sales are up and inventory is down, and these numbers show that sales are moving at an accelerating pace. A year ago there were 56 homes sold in South Lake Tahoe during the month of August, and with the 77 this month that is a 37.5 percent increase.

You can see by the above figures that homes are selling at close, equal to, or even above the asking price. Buyers are still getting good deals but there are less of the deals available for sale than in the past.
