The Crossing in South Lake Tahoe starts renovations

"The Factory Stores at the Y" are being transformed into "The Crossing at Tahoe Valley," with demolition crews on site dismantling parts of the building to accommodate a new design as they prepare for new tenants.

Sutter Capital Group announced their purchase of the old factory stores in January, 2015, and since they they've been drawing up plans and getting things approved by the City of South Lake Tahoe.

Burke Fathy, Managing Partner of Sutter Capital Group, was at the South Lake Tahoe Planning Commission meeting on May 12, seeking permission from them to bank the 3,760 square feet of Commercial Floor Area (CFA) they are pulling out of what is known as "the elbow" of the L-shaped building. This will be opened up to the greenbelt bike paths in the back of The Crossing that will come in the future, with a spot for a restaurant with outside seating on a plaza.

Sutter Capital also asked the commission for permission to reduce the number of full size parking places. There will be 168 parking spots with 128 of those regular size and 40 for compact cars. They said any more full size parking wouldn't fit on their maxed out coverage.

The new design of The Crossing will be consistent with city-wide standards according to John Hitchcock, the City's Planning Manager. Fathy and his team will be installing stone wainscoting, more windows, wood and metal accents as well as BMPs (Best Management Practices) to improve the community's character. They will leave the grass areas and large tree used for the annual Christmas Tree lighting.

All tenants are not yet known for the 4.58 acre parcel, but Fathy said there is a lot of interest. They plan to be completed with the remodel by Fall, 2016. He said Big 5, Bass, Bank of America and Styles will be staying.
