New project in Truckee to bring new Marriott hotel and apartments

A new project is being planned for the Town of Truckee that will include a 127 room hotel and five three-story apartment buildings with 138 rental units.

The hotel portion will be named Marriott SpringHill Suites and the apartments, Coburn Crossing.

The Triumph Development Hotel and Residential Project, will be laid out on over 11 acres adjacent to the Truckee Cemetery and Highway 80 on East Jiboom Street.

The Planning Division has received the application for the 76,500 square foot hotel and apartments that will feature 33 studios, 54 one-bedroom units, 42 two-bedroom units, nine three-bedroom units. Also included will be common amenities such as barbecue and picnic areas, a bocce ball court, volleyball court, playground and rooftop decks.

To accomplish the project, developers must extend the street to Donner Pass Road and will include a roundabout. They are proposing 350 parking spaces with 121 of those for the hotel and the remaining 229 for the apartments.

Developers plan to market the apartments to local tenants that live and work year-round in Truckee, and because of this plan they are asking the Truckee planning department to waive the requirement that 15 percent of the units meet workforce housing requirements. No renters will be allowed to sublet or put their plan on the vacation rental market.

The Town Council adopted a workforce housing ordinance and inclusionary housing ordinance requiring commercial, industrial, and residential projects to provide affordable housing as part of the development.

16,211 people live in Truckee with just over 13,000 housing units. Of those, 51 percent are not lived in full time.
